More Than a Transactional View of Property.

Most real estate conversations begin and end with price — comparable sales, days on market, list-to-sale ratios. Useful information, but an incomplete picture. Parham’s evaluation starts a step earlier, with the building itself: how it is laid out, how it has aged, and how it is likely to be received when it eventually returns to market.

That means a candid read on construction quality and layout, a realistic sense of what a renovation could reasonably achieve, and an honest view of how a property is likely to present to its next buyer. It is not a technical inspection or an appraisal — it is a more informed starting point for pricing, preparation and decision-making.

Architecture Informs the Advice.

A PhD in Architecture, and time spent as an Intern Architect with AIBC, gave Parham a working vocabulary for space — how rooms relate to one another, how light and circulation shape daily use, and where a floor plan quietly helps or hinders a sale.

That training carries directly into client conversations. It informs how a renovation is discussed, which upgrades are likely worth pursuing, and how a property’s design strengths and limitations are likely to read to the next owner walking through it.

Strategy Extends Beyond the Property.

Architectural insight informs the property side of the equation; market strategy and negotiation determine the outcome. Parham pairs his read on a building with ongoing analysis of comparable activity, pricing behaviour and timing across the neighbourhoods he serves.

Negotiation is treated as a discipline of its own — reading motivations on the other side of the table, managing sequencing and timing, and holding a calm, prepared position through multiple offers or an extended back-and-forth. Architecture explains why a property is positioned a certain way; strategy and negotiation are what carry that positioning through to a result.
